Sash window restoration process

Sash Window Restoration Process

Preparation

·        Ensure the area is well protected with dust sheets

Stripping down

·        This stage of the process is carried out as carefully as possible. In many cases, the window will have been sealed up by many layers of old paint. Care taken at this stage minimises damage to the paintwork

·        Removal of the staff bead

·        Removal of the bottom sash

·        Removal of the parting bead

·        Removal of the upper sash

Overhaul of sashes

·        Repair any loose putty

·        Repair any loose joints with two-part epoxy

·        Replace any damaged glass

·        Plane sashes if required to fit accurately

·        Rout groove in meeting rail, and top rail of top sash, and fit weather stripping

·        Paint any exposed timber with white primer

Overhaul of frame and weight box

·        Replace pulleys if required

·        Replace cords

·        Clean up boxes

·        Repair any minor decayed timber with two-part epoxy

·        Replace any major decayed areas with new timber

·        Paint any exposed timber with white primer

Reassembly

·        Install top sash, ensure weights are correctly balanced

·        Install new parting beads with weather stripping fitted into routed grooves

·        Install bottom sash, ensure weights are correctly balanced

·        Install new staff beads with weather stripping fitted into routed grooves

·        Install hardware such as catches, locks etc

Clean Up

·        Clean windows inside and out

·        Remove all debris and old materials

·        Vacuum room

June/July Spectrum Painting and Window Repairs

Towards the end of June Spectrum Painting and Sash Window Repairs took on a restoration job on the exterior of Angela and David’s Home in Concord. Angela and David found us on the Dulux Accredited website and were looking for a fully licensed painter with great references and a solid reputation.

All the substrates had not been painted for over 20 years or more and were, peeling, cracking and needed a vast amount of preparation.

  • Window repairs were done, to the double sash stained glass windows, sashes were removed and cords replaced.
  • The metal gates, gutters,and side fence were spray painted to a smooth glass finish.
  • Windows were finished with semi/ gloss aqua enamel.
  • Removed and restored metal security grills and clear finish front doors.
The concord painting was completed at the beginning of July and Angela sent us a glowing referral(see referral’s page) and look forward to us painting their interior in October/ November.

May 2011
Sydney Painters Spectrum Painting undertook a Balmain restoration of the exterior/interior in May 2011.
The Balmain painting works included:
Rommel Spraying Roof
    Jhun Cleaning
  • Pressure cleaning the whole exterior
  • Spray painting the existing weathered colourbond roof gutters and downpipes
  • Repairing ,preparation and painting to an existing less than standard previous paintjob on all the exterior facias, eaves,windows,doors,, weatherboards.
  • Window repairs
  • Interior works included, ceilings walls, woodwork
  • Sand down kitchen bench ,stain to maple/ brown and finish with tongue oil
  • Remove wooden doors, prepare to 220 sandpaper and finish with shellac to a French polish finish.

The project lasted for approx. 6 weeks and was a huge success, our Balmain Painting client Simon was very happy with the outcome, and is looking forward to our return for more work.
